Distribution of mallorquin luxury properties

The focus is on the concentration of luxury villas in the Balearic Islands, the analysis of the provinces with the most offers in the millions and a look at the market.

The Balearic Islands have the largest number of luxury properties in Spain. With a share of 23.8 percent of the total volume and a total of 2,874 properties costing over three million euros, the Balearic Islands play a prominent role in the country's luxury property market.

All 50 Spanish provinces have houses listed on idealista worth at least one million euros. However, the distribution of these offers is by no means homogeneous. In fact, 70 percent of the apartments advertised with such high prices are in the provinces of Malaga, the Balearic Islands, Madrid and Barcelona.

In provinces with fewer than 20 luxury properties advertised, their percentage weight is negligible, which is why it is displayed as 0.0 percent. The current market situation shows a total of 40,375 luxury properties in Spain with a price of over one million euros. The Balearic Islands top the list, representing 23.8 percent of the total.

Close behind is Malaga with a share of 22.5 percent, followed by the Community of Madrid with 12.1 percent and Barcelona with 11.2 percent. In fifth place is Alicante with 10.7 percent, followed by Girona with 5.9 percent.

The ranking of the main provinces with the most luxury properties continues with Cadiz (2.2 percent), Santa Cruz de Tenerife (2.1 percent), Valencia (1.8 percent), Las Palmas (0.9 percent), Granada and Vizcaya (0.7 percent each). In contrast, the provinces with fewer luxury property listings since August 1 are Palencia, Soria and Zamora, each of which has only one listing. Teruel follows with two listings, León with four, Guadalajara with five, and Cuenca and Salamanca with six each. Ourense and Badajoz each have eight, while Valladolid and Burgos each have nine properties in the million-euro range - although their share of the total market is minimal.

The category of super-luxury properties, which have a price of more than 3 million euros, forms an even more exclusive sector. The 8,328 offers in this price range announced at the beginning of August are mainly located in Málaga (3,023 advertisements; 36.3 percent of the total) and the Balearic Islands (2,874 advertisements; 34.5 percent).

In total, there are no properties on the market with a value of more than 3 million euros in 13 states.
