
General information on buying and renting fincas
A finca is a country house on Mallorca with agricultural land. However, the Mallorcans refer to everything that serves as a residential building as a finca. This includes rental properties. Even plots of land are referred to as fincas.
Fincas on Mallorca
The majority of the fincas for sale on the property market have often been inhabited by farming families for many generations and are accordingly old. They are furnished like village houses, but of course have additional buildings such as stables and storage rooms for animal feed or seeds. A wind turbine with a water pump for irrigating the most productive fields is also a classic feature.
Many smaller fincas have their origins in the 1920s, when simple village houses were built on the fields to have an undisturbed "place to stay" or to be able to celebrate special family occasions such as birthdays or communions.
The largest fincas are the mansions of the former large landowners. Their area can extend to up to three hundred hectares (for example, "La Granja" near Esporles, which has been converted into a museum). The farming family that was responsible for managing the large estate lived there on the ground floor or in an outbuilding. The owners themselves lived on the second or third floors when they left Palma or the villages in the summer to spend the hottest days there. The farm workers had their accommodation away from the main houses, but could regularly enter them for the main meals to eat with the manager's family.

The crème de la crème of mansions were of higher quality and more sophisticated in the Tramuntana mountain range and mostly belonged to the nobility. Agriculturally, olives were used there to generate income in order to finance the icing on the lords' coffee.
Newly built fincas can also be called fincas, as they are based on the old architectural elements and materials. However, the new-build fincas have much less land than the old country houses - inevitably, as Mallorca is a limited island. However, this is not necessary due to the lack of and also unintended agricultural use.
And it is precisely this fact that has ensured that today you can not only find finca properties in the regions where traditional fincas originated, such as the center of the island, the north or the southwest, but you can also buy or rent fincas very unusually close to the coast by the sea.
