Criteria when buying a finca
Anyone who has decided to buy a finca in Mallorca is faced with several important questions. Considering the location and infrastructure, extensive island experience is essential and helps save time, as exclusion criteria such as "power line pylons on the property" or "the finca is located in the airport's flight path" eliminate many finca properties from the overall offer.
In addition to the important key data such as the number and size of rooms, property size, pool, heating/insulation, planned use, or budget/financing, you should pay attention to things like:
- Infrastructure and public transportation (distances to the doctor, pharmacy, supermarket, the nearest larger town, Palma with its airport, schools, etc.)
- Is close social contact/neighborhood desired and possible?
- Potential noise sources such as airports or highways
- Electricity, internet, and water supply
- Rights of way, water, and hunting rights
- Is there any public construction work to be expected in the immediate vicinity?
- Quality of the building materials and overall condition of the finca (Is renovation necessary in the medium or long term? Do you need to invest immediately upon purchase?)
- Can guests be accommodated nearby, and where is the nearest good restaurant and bar/café?
- How much work does the finca require (garden, pool maintenance)?
- What is the climate like in this particular region in winter? How effectively can the finca be heated, and what additional costs are associated with this?
