Holiday homes and apartments on Mallorca. For owners, renting out their property is above all a welcome addition to their own income.
The biggest advantage of renting to tourists is of course the steady income. However, there are big differences - depending on the location and characteristics of the property. From 50 euros to 800 euros per night are possible if you differentiate between holiday apartments and holiday homes on the coast.
In contrast to long-term rentals, holiday rentals also offer the advantage that any damage caused by use can be identified early on, thus keeping the cost of maintaining and servicing the property to a minimum. Many owners have found that renting to locals has disadvantages. While they tend to cause damage to the property, most tourists who decide to rent such a property are considered to be very cautious and, above all, careful with their landlords' property.
The survey also makes it clear which points are particularly important for renting to tourists or guests from abroad: While the owners mainly work on external improvements and technical innovations from time to time, it is the (internet) agencies that demand certain things because of their quality standards. However, these usually also increase the rental price that can be charged. A pool can lead to a doubling of the possible rental prices.
Problems and advantages with the intermediaries
The owners also explained in the study that the price per day has little to do with how high their profits are in the end. This is mainly due to the sometimes high fees or commissions charged by intermediaries in the tourism sector. The differences between intermediaries are also clearly noticeable: while some agencies charge around 20% of the prices, there are also examples where the deductions for the fees are around 50%. The differences are not quite as clear with internet agencies such as Airbnb: There, around 5% to 15% of the money goes to the operators.
The different laws in the regions also play an important role. The maximum number of people allowed can be 12, but sometimes three different bathrooms are required. In many cases, the offers cannot be posted for longer than two months. The conditions can therefore vary considerably depending on the region.
In addition, the property owners must offer regular cleaning, bed linen and dishes must be available and maintenance and repairs must of course also be carried out. The costs of insurance by the owners are another factor that can reduce profits. All in all, however, property owners see themselves on the right track and are satisfied with the income they generate from holiday rentals of properties to tourists in different areas, especially in Mallorca.
